What is the Home Loan EMI Calculator?
Home-loan affordability should be assessed using both the monthly payment and the total interest. A longer tenure can make the monthly payment easier to manage while substantially increasing the total amount paid.
How the calculation works
The calculation uses the standard reducing-balance EMI formula. The annual interest rate is converted to a monthly rate and the tenure is converted into the number of monthly instalments.
Worked example
Suppose you borrow ₹3,000,000 at an assumed annual rate of 8.5% for 20 years. The calculator converts the 8.5% rate to a monthly rate and applies it over 240 monthly payments. The displayed EMI is a planning estimate.
How to use this calculator
- Enter the values that apply to your situation.
- Check the rate, period and other assumptions before calculating.
- Click Calculate and review each part of the result, not only the headline number.
- Change one input at a time if you want to compare different scenarios.
How to interpret the result
Home-loan affordability should be assessed using both the monthly payment and the total interest. A longer tenure can make the monthly payment easier to manage while substantially increasing the total amount paid. Use the result as a planning estimate and compare it with the terms, rates or rules that actually apply to you.
Practical tips
- Include the actual loan amount after considering your down payment.
- Compare the lender's effective rate and all applicable charges.
- Test shorter and longer tenures before deciding.
- Keep an emergency fund separate from the money needed for the down payment.
Important limitations
- The calculator does not account for registration costs, stamp duty, insurance, processing fees or other property expenses.
- Floating-rate loans can change over time.
- Eligibility and lender approval are not assessed.
